Right-of-Way & Easement Clearing in Charlotte, NC

An easement that's grown shut is a problem waiting to happen: a gate you can't reach, a shared drive that scratches every truck, or a corridor a crew can't get equipment down. We clear rights-of-way and easements across Charlotte with a tracked forestry mulcher, turning overgrowth into mulch right where it stands.

We clear private easements and access roads for landowners, and on utility, sewer, water, and pipeline projects we work strictly as the clearing subcontractor to the contractor running the job, never directly for the utility. Insurance certificates are available on request, and we can return on a schedule to keep a corridor open.

  • Cleared to the width you specify
  • Certificates of insurance on request
  • No debris left in the corridor

How It Works

What Our Right-of-Way Clearing Process Is

Corridor work has more moving parts than a backyard job: owners, holders, access, and paperwork. These four steps keep it organized.

  1. 01

    Confirm the Corridor

We review the plat, easement, or contractor drawings and agree on the centerline, width, and limits.

  2. 02

    Access & Paperwork

Gate codes, entry points, neighbor notice, and any COI your client or GC requires, sorted before mobilizing.

  3. 03

    Mulch the Route

The mulcher works the corridor edge to edge, grinding brush and small trees and leaving mulch on the ground.

  4. 04

    Walk It & Report

We walk the finished route with you or your project lead and note anything that's outside our scope.

How We Handle Easements and Corridors Around Charlotte

Private Easements and Shared Drives

Across Charlotte's outer neighborhoods and the rural edges of Mecklenburg County, plenty of homes are reached by a deeded access easement or a long shared gravel drive. When nobody owns the job of maintaining it, the edges creep inward until branches drag on vehicles and the shoulders disappear. We push those edges back to the recorded width, mulch the overhang and the saplings along both sides, and leave a corridor that's easy to maintain with a mower or a light annual pass.

Access Roads Into Back Acreage

Landowners often need an old farm road or logging track reopened so they can reach the back of a tract for a survey, a perc test, an appraisal, or simply to use the land again. We clear the travel lane and the shoulders so a truck can get through. Since mulching leaves stumps at or near grade, the road is passable for access, but it isn't a finished, graded driveway. If you need base stone or grading after we're done, that's a separate step.

Utility and Pipeline Corridors, as Your Subcontractor

On utility work we're a subcontractor only. When a general contractor or specialty crew is putting in a new service line, a sewer or water extension, or a pipeline route, we come in as the clearing sub, work to your staked limits, and get out of the way on schedule. We don't contract directly with utilities. Utility-owned corridors have their own standards and approval process, so coordination with the utility runs through you as the contractor of record, and we don't start in a utility-held corridor until you've confirmed the authorization is in place.

Gates, Locks, and Sensitive Neighbors

Many corridors run through gated land or past homes that didn't ask for a forestry mulcher. We follow your access instructions to the letter: which gate, which code, whether to lock behind us, and where to stage the trailer. If neighbors need a heads-up before work starts, we can work out the timing with you so nobody's surprised by the noise.

Insurance and Documentation

Property managers, HOAs, and contractors usually need proof of coverage before a machine enters the site. We're licensed and insured and can have a certificate of insurance issued to your company or your client with the details you specify. If your project needs a written scope, start and finish dates, or photos of the finished corridor for your records, ask and we'll include them.

Creeks, Buffers, and Permits

Corridors often cross creeks and drainage swales. Mecklenburg County's S.W.I.M. stream buffer rules limit clearing near many streams, and North Carolina requires an erosion and sedimentation control plan for most land disturbance over one acre. Mulching leaves roots in place and the soil covered, which helps, but confirm with the city or county what applies to your corridor before work starts. We'll flag any crossings we see when we walk the route.

Why Us

Why Owners and Contractors Choose Us for Right-of-Way Clearing

Paperwork Without the Runaround

Certificates of insurance issued to whoever needs them, plus a written scope you can forward to your client.

Respect for Access Rules

We use the gate and route you tell us to, stage where you want, and leave things the way we found them.

Cleared to Your Limits

We stick to the recorded or staked width, so no one's trees get cut beyond the easement line.

One Contact, Start to Finish

The owner walks the route, quotes it, and runs the machine, so details don't get lost between people.

Scheduled Around Your Crew

We plan our clearing to finish before your trades arrive, so the corridor is ready on the date you need it.

Maintenance Visits

We come back on a schedule you set and re-mulch the regrowth before the corridor closes in again.

Corridor clearing is part machine work and part coordination. Owners and contractors work with us because we confirm the limits first, handle the access and insurance details without being chased, and leave a clean, open route that's ready for whatever comes next.

Questions

Charlotte Right-of-Way Clearing FAQs

Who is responsible for clearing a private easement?

It depends on what the easement document says. Some put maintenance on the holder, some on the landowner, and some on everyone who shares it. Check your recorded easement or ask a real estate attorney. We can clear it for whoever is responsible.

Do you clear utility rights-of-way?

Only as a subcontractor. On utility, sewer, water, and pipeline projects we work for the contractor running the job, not directly for the utility. Any coordination or authorization with the utility goes through the contractor, and we start once they confirm it's in place.

Can you provide a certificate of insurance?

Yes. We're licensed and insured and can have a COI issued to your company, your client, or your HOA with the certificate holder and additional insured details you need.

How wide can you clear a corridor?

We clear to the width you specify, whether that's the recorded easement width, your staking, or your contractor's requirement. If you're not sure what the width should be, check the easement document or plat before we start.

Can you work on gated or restricted property?

Yes. Give us the access instructions and we'll follow them exactly, including gate codes, lock-up rules, approved entry points, and where to stage equipment.

Will the corridor be drivable when you're done?

It'll be open and passable for access, with stumps at or near ground level. It won't be a graded or stoned road. If you need a finished driving surface, plan for that as a separate step after clearing.

What happens where the corridor crosses a creek?

Many streams in Mecklenburg County have buffer rules that limit clearing near the bank. Confirm with the county what applies, and we'll stay within whatever limits are set for the crossing.

Do you offer recurring easement maintenance?

Yes. We return for maintenance visits on a schedule you choose to keep a corridor from closing back in. A maintenance pass on a corridor that's already open goes much faster than the first clearing.

Do I need a permit to clear an easement?

Small, low-impact clearing often doesn't, but projects over one acre generally need an erosion control plan in North Carolina, and buffers and other rules may apply. Confirm with the city or county before work starts.

What information do you need to quote a corridor?

The location, approximate length and width, how to get to it, who holds the easement, and any deadline. A plat, easement description, or staking plan makes the quote faster and more accurate.
